About the position

The Portfolio Management group at Irvine Company is tasked with collaborating across the Apartment Division to identify and implement financial performance improvements. This role involves a comprehensive understanding, analysis, and assessment of the financial impact of various operating activities, ultimately leading to actionable operational changes. The Senior Manager of Portfolio Management will oversee a geographically aligned portfolio, ensuring that financial performance is optimized through strategic oversight and collaboration with various teams. Key responsibilities include providing P&L oversight for the assigned portfolio, performing property-level annual budgeting, and offering regular feedback to Revenue Management regarding current market conditions. The role also requires facilitating monthly financial reviews at both the Portfolio and sub-market levels, which necessitates a deep understanding of onsite operations through ongoing site visits and interactions with Community Management, the Customer Resource Center, and Maintenance Operations. In addition to managing a portfolio, the Senior Manager will provide analytical support to functional groups such as Maintenance, Marketing, and Corporate Housing as assigned. This includes performing monthly short-term revenue forecasting and conducting special projects and ad hoc analyses as needed. The position demands a proactive approach to identifying opportunities for financial improvement and operational efficiency, as well as the ability to adapt to changing market conditions and business needs.

Responsibilities

  • Provide P&L oversight for a geographically aligned portfolio
  • Perform property-level annual budgeting
  • Provide regular feedback to Revenue Management on current market conditions
  • Facilitate monthly financial reviews at the Portfolio and sub-market level
  • Understand onsite operations through ongoing site visits and interaction with Community Management, the Customer Resource Center and Maintenance Operations
  • Partner with Community Management to perform periodic assessments of premium/amenity pricing
  • Perform monthly short-term revenue forecasting
  • Provide analytical support to a functional group (i.e. Maintenance, Marketing, Corporate Housing) as assigned
  • Perform special projects and ad hoc analysis as needed
  • Other duties as assigned

Requirements

  • 4+ years Financial analysis experience; Real estate experience a plus
  • BA in Finance-related field or MBA preferred
  • Self-motivated and highly organized team player with keen attention to detail
  • Business acumen
  • Ability to multi-task in a fast paced environment and work independently
  • Superior communication and time management skills
  • Ability to collaborate with co-workers across a variety of disciplines
  • Expert in Microsoft Excel, including strong modeling capability
