The Sr. Property Manager is responsible for managing one or more national or local accounts, ensuring a timely, consistent, and accurate flow of information necessary to operate the portfolio in alignment with both client and company objectives. This role serves as a key point of contact for integrating the service platform for clients, while also ensuring that sound accounting practices are consistently applied. The Sr. Property Manager provides essential general and financial information to other members of the management team, enabling informed decision-making and effective execution of their operational responsibilities. In this position, the Sr. Property Manager will provide leadership across geographically or functionally distinct markets, demonstrating the ability to implement business unit strategies effectively. A strong emphasis is placed on developing and maintaining a communication style and relationship that aligns with the client's preferences. Proactive customer service is paramount, particularly in managing account performance, where the Sr. Property Manager must communicate promptly when performance does not meet expectations and also when it exceeds them. Regular interaction with tenants is crucial to ensure their reasonable satisfaction with building operations. The Sr. Property Manager will coordinate and prepare reports, annual budgets, and other documents for clients, adhering to management agreements and client instructions. This includes a primary focus on financial information and compliance with leasing guidelines. The role also involves overseeing the billing process, monitoring cash flow, and ensuring compliance with various operational and financial requirements established by clients. Additionally, the Sr. Property Manager will coordinate construction projects, conduct annual performance evaluations for property management staff, and analyze staffing needs and personnel performance issues. This position requires a proactive approach to problem-solving and the ability to anticipate industry trends and changes, ensuring that the property management team is well-prepared to meet the evolving needs of clients and tenants alike.
