About the position

As a Senior Purchasing Manager at Lennar, you will play a pivotal role in managing the Purchasing operation for the Division. Your primary responsibilities will include bidding, coordinating, and writing specifications and scope of work for all vertical construction projects. You will be tasked with preparing and managing budgets for vertical construction, ensuring that all projects adhere to financial constraints and timelines. This position is not just about managing costs; it is about creating a career with purpose, where you will contribute to building zero defect homes and ensuring customer satisfaction through effective cost management and adherence to schedules. In this role, you will be responsible for creating and updating policies and procedures that govern the Purchasing Department. You will assist in product development by suggesting efficient and desirable floorplans, working closely with community proformas. Staying informed about competitors' product offerings, standard features, and options will be crucial to your success. You will prepare product specifications for each new community and assist the Director of Purchasing in coordinating with architects, consultants, and engineers regarding plan statuses, submittals, and document changes. Your responsibilities will also include compiling bid packages, bidding new communities or plan additions, and spreading bids to find qualified trade partners who can provide cost-effective construction without compromising quality. You will negotiate contracts with trade partners, approve extras, and write comprehensive scope of work documents tailored to the specific tasks at hand. Coordination with the Regional Operations Center will be essential for preparing contracts, purchase orders, and change orders. You will also evaluate trade partners in collaboration with the Director of Purchasing and participate in national and regional purchasing initiatives. Additionally, you will prepare reports, track information, and manage the NetPlus Rebate Program. Communication will be key as you orient sales personnel on new community specifications, options, and quality materials, while also assisting Forward Planning and Land Acquisition with feasibility studies by providing cost information as needed. You will maintain approved bid lists and update budgets monthly or as directed by the Division President, performing all other duties as assigned.

Responsibilities

  • Manage the Purchasing operation for the Division.

  • Prepare and manage all budgets for vertical construction.
  • Create and update policies and procedures for the Purchasing Department.
  • Assist in product development to suggest efficient and desirable floorplans.
  • Keep up to date with competitors' product offerings, standard features, and options.
  • Prepare product specifications for each new community.
  • Assist Director of Purchasing in coordinating with architects, consultants, and engineers.
  • Compile bid packages and bid new communities or plan adds.
  • Find qualified trade partners for cost-effective construction and quality.
  • Negotiate contracts with trade partners and approve extras.
  • Write general, specific, and inclusive scope of work documents.
  • Coordinate with Regional Operations Center for contracts, purchase orders, and change orders.
  • Evaluate trade partners in coordination with the Director of Purchasing.
  • Participate in reporting, tracking, and rebate information for the NetPlus Rebate Program.
  • Assist the Director of Purchasing with all plan changes.
  • Communicate specifications and options to sales personnel for new communities.
  • Assist Forward Planning and Land Acquisition with feasibility studies.
  • Manage and maintain approved bid lists.
  • Update all budgets monthly or as directed by the Division President.
  • Perform all other duties as assigned.

Requirements

  • Ten (10) years of experience in Purchasing or related field required.
  • High school diploma or GED required.
  • Valid and unrestricted driver's license required.
  • High degree of construction knowledge.
  • Excellent verbal and written skills.
  • Intermediate skills in Microsoft Office (Excel, Word, and PowerPoint).
  • Knowledge of JD Edwards accounting software is preferred.
  • Ability to negotiate with trade partners.
  • Detail oriented with ability to multi-task while meeting various deadlines.
  • Strong interpersonal skills and ability to teach, motivate, and direct Purchasing Analysts and Administrators.
  • Able to accept constructive feedback.
  • Team player.

Nice-to-haves

  • Knowledge of JD Edwards accounting software is preferred.

Benefits

  • Base compensation range of $80,343.60 - $120,517 annually, subject to adjustment based on qualifications and geographic pay differentials.
