About the position

We are seeking a highly skilled and experienced Multi-Family Superintendent to oversee the construction of a 100-unit, two-story garden-style walk-up apartment complex located in San Bernardino, California. This role is critical as you will be responsible for leading a team of project engineers, laborers, and subcontractors to ensure the project is completed on time and within budget. The ideal candidate will have a strong background in multifamily construction and will be adept at managing multiple job sites simultaneously. In this position, you will be tasked with scheduling subcontractors, consultants, and vendors in a critical path to ensure timely completion of the project. You will perform quality control duties and responsibilities regarding the work being performed and coordinate all site activities. Effective communication with the project team regarding Requests for Information (RFIs) and material submittals will be essential. You will ensure that subcontractors are fully executing and complying with their contracted scope of work, and you will coordinate required inspections with local jurisdictions while maintaining quality relations with the public, including local neighbors. Your responsibilities will also include identifying conflicts in construction progress and communicating them to the project team for resolution. You will maintain a daily log of activities on the job site using Procore, verify that each subcontractor has completed their contractual requirements before beginning work, and ensure that all deficiencies identified by the project team are corrected. Daily monitoring of all units on the project will be necessary to assist in future planning, and you will preside over weekly subcontractor meetings to coordinate work and oversee regular safety meetings. Additionally, you will be responsible for identifying subcontractor non-compliance with safety, health, and environmental quality standards, issuing notices of non-compliance as needed, and ensuring that the job site is kept clean and organized. You will also perform job progress and completion punch list identification and completion, provide value engineering recommendations, and take the construction from inception to completion with minimal change orders. Secondary functions include assisting in budgeting, bidding, and the award of subcontracts, obtaining permits or approval of revisions, and maintaining records of project material submittals at the job site.

Responsibilities

  • Walk all units on project daily to monitor activities and assist in future planning.
  • Preside over weekly subcontractor meetings designed to coordinate the work and oversee regular safety meetings.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Issue notices of non-compliance to subcontractors in regard to quality of work or scheduling.
  • Ensure that the job site is always kept in a clean and organized manner.
  • Perform job progress and completion punch list identification and completion.

Requirements

  • 5+ years' experience as a Project Superintendent in multifamily construction.
  • Experience working on smartphones and tablets.
  • Procore Experience is a plus.
  • OSHA 10 or 30 Training.
  • CPR and First Aid Certified.
  • Ability to work with numerous contractors and subcontractors in an efficient manner.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to build multiple apartment buildings simultaneously.
  • Ability to speak effectively before groups of customers or employees of organization.
  • Reliable transportation in order to travel to multiple job sites accordingly as required.
