About the position

The Senior Vice President (SVP) of Development Investment at Trammell Crow Company is a pivotal role responsible for overseeing industrial development and investment activities specifically within the Los Angeles market. This position is integral to the sourcing, underwriting, and execution of various transactions, which include site selection, securing necessary entitlements and approvals, budgeting, and design. The SVP will craft and implement comprehensive project business plans, ensuring that projects are capitalized and monetized effectively, typically under the guidance of a principal-level colleague and in collaboration with development management professionals. A key aspect of this role involves building and leading a team that aligns with the Business Unit's goals and objectives. In this capacity, the SVP will manage market relationships by developing connections with various market participants such as investors, brokers, tenants, lenders, engineers, and appraisers. This will enable the SVP to maintain a current understanding of market conditions and opportunities. The role also entails identifying and gaining control of new development and build-to-suit opportunities, managing the predevelopment process, and ensuring the viability of deals through thorough due diligence and risk mitigation. The SVP will negotiate and secure deal terms from a variety of debt and equity sources to establish an optimal capital structure, while also engaging with capital partners for ongoing project communications. Additionally, the SVP will be responsible for creating investment packages and leading projects through the internal Investment Committee process. The execution of major projects will require the SVP to manage planning, organization, and controls, including the hiring of project leasing and property management teams, negotiating major leases, and overseeing the acquisition and disposition of assets. Regular updates and reviews of the company’s proprietary asset management system (ELITE) will be necessary to ensure the accuracy of project data. The SVP may supervise a mix of direct and matrix reports, recommending actions related to recruitment, promotion, and performance management. Building and maintaining successful relationships with clients, partners, and community organizations is essential, as is supporting the negotiation of deal documents and ensuring timely responses to prospective investments and tenants. The role is primarily office-based but will require travel to job sites within the region as needed.

Responsibilities

  • Develop relationships with market participants including investors, brokers, tenants, lenders, engineers, and appraisers.
  • Identify and gain control of new development and build-to-suit opportunities.
  • Manage the predevelopment process including due diligence, entitlements, and risk mitigation.
  • Negotiate and secure deal terms from various debt and equity sources.

  • Regularly review and ensure accuracy of project data in the asset management system (ELITE).
  • Supervise a mix of direct and matrix reports, and manage staffing levels.
  • Develop and maintain successful relationships with clients, partners, and community organizations.
  • Support negotiation of deal documents and ensure timely responses to prospective investments.

Requirements

  • Bachelor's degree in business, engineering, or architecture from an accredited college program; a law degree, MBA, or other relevant graduate degree is preferred.
  • At least 10 years of experience in commercial real estate with strong land sourcing, financial, and leasing abilities.
  • Proven track record of leading profitable development projects, particularly in the industrial sector in the Los Angeles market.
  • Demonstrated successful negotiation skills with key partners including employees, management, investors, and community groups.
  • Experience in leading teams and developing business strategies, with strong analytical and quantitative skills.
  • Understanding of financial and real estate terms and principles, with the ability to analyze financial statements.
  • Strong problem-solving skills and the ability to prioritize activities effectively.
  • Self-motivated with an entrepreneurial spirit, willing to take action and embrace change.
  • Excellent communication skills, both written and verbal, with strong interpersonal capabilities.
  • Project management skills to create achievable schedules and track project goals.
