About the position

The Tax Credit Lease-up Specialist will work remotely in the MT, WY, UT, CO region, focusing on supporting new Property Managers during lease-up phases. This role involves prequalifying applications, maintaining rental boards, and ensuring compliance with federal housing regulations. The specialist will also audit final files for investors and assist in training new Property Managers, contributing to the successful lease-up of properties.

Responsibilities

  • Adhere to company policy, procedure manual, and Federal Fair Housing requirements during all phases of the lease up.
  • Propose a marketing plan, get it approved and execute it, while monitoring its effectiveness.
  • Ensure the accurate and timely processing of all tenant and resident third party verifications, including screening and compliance paperwork requirements.
  • Review and approve all lease documents and forms, ensuring accuracy and completeness.
  • Attend training in subjects determined by the management team.
  • Assist in training the new Property Manager for 90 to 120 days prior to the building opening.
  • Create and maintain the filing system and upload audited files into Onesite, Teams, and onto investor platforms.
  • Facilitate and schedule weekly check-in calls for lease ups.
  • Assemble application packets specific for each lease up and keep rental boards updated in real time.

Requirements

  • High school diploma or equivalent is required.
  • 5 years experience in affordable housing with a strong understanding of the RealPage software system.
  • Advanced Tax Credit compliance understanding.
  • Knowledge of local, state, and federal Fair Housing, Landlord/Tenant, and employment laws.
  • Strong organizational, prioritization, and time management skills.
  • Ability to handle multiple projects simultaneously and make immediate decisions to resolve problems.
  • Exceptional customer service skills and ability to communicate professionally.
