About the position

The Leasing Consultant serves as the property's sales representative, responsible for greeting prospects, presenting the features and benefits of the property, and securing lease agreements from qualified individuals. This role emphasizes customer service, ensuring that current residents feel welcomed and comfortable in their community. The Leasing Consultant must adhere to company policies and legal regulations while performing their duties.

Responsibilities

• Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
• Maintain a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and residents meet.
• Inspect models and make ready vacancies daily to ensure cleanliness.
• Answer incoming phone calls and handle each call whether it is a prospect call, irate resident, service request, etc.
• Greet prospective residents, qualify and determine their needs and preferences, and professionally present the community and specific apartment(s).
• Maintain awareness of local market conditions and trends, contributing ideas to the Manager for marketing the property and improving resident satisfaction.
• Correctly complete all lease applications, process application verification, and notify prospective residents of results.
• Complete all lease paperwork including related addenda per company policy.
• Accept rent and deposit, providing receipts upon request using only approved receipts from the receipt book.
• Document all resident communication (verbal and written) in lease file conversation log.
• Assist Manager and Assistant Manager in preparation of daily and weekly reports, market surveys, etc.
• Accompany outside vendors on service request calls for occupied apartments when necessary.
