About the position

The Facility Maintenance Technician II role is a driving position responsible for the operation and maintenance of various company buildings and properties. This position requires comprehensive knowledge of key building systems and advanced experience in specific areas of facility support such as HVAC, plumbing, and electrical systems. The technician will manage daily operations, perform maintenance tasks, and assist with emergency situations impacting business operations. This role also involves vendor management, compliance with regulations, and collaboration with leadership on larger projects.

Responsibilities

  • Manage daily work orders and preventative maintenance tasks within assigned SLAs.
  • Provide facility oversight and ongoing building inspections to identify and address all building needs.
  • Perform electrical work, preventative maintenance of HVAC, plumbing, and office furniture repairs/cleaning.
  • Conduct routine inspections of building systems and maintain service records of preventative maintenance performed.
  • Operate and adjust Building Management Systems (BMS) for seasonal and local comfort.
  • Plan reconfigurations and relocate furniture and office equipment for meetings and special events.
  • Contact and communicate with vendors/contractors to solicit cost estimates and references.
  • Review invoices for accuracy and process for payment.
  • Enter work orders into the Integrated Work Management System (IWMS) and solicit repair proposals as needed.
  • Respond to emergency calls, evaluate damages, and take necessary steps to protect customers, employees, and property.

Requirements

  • High school diploma or GED or relevant work experience in facilities maintenance or operations.
  • 5 years of experience in a related field (facilities maintenance or operations).
  • Strong knowledge of building system terms and technology.
  • Proficiency in Microsoft Office applications, particularly Word and Excel.
  • Valid local State Driver's License with a driving record that meets company standards.
  • Ability to lift up to 80 pounds.

Nice-to-haves

  • Technical Certification in one or more related building systems (Commercial power plant Generators, UPS, HVAC, Fire Detection and Suppression).
  • Experience operating commercial chillers, cooling towers, boilers, VFD drives & pumps.
  • Experience operating automated Building Management Systems, including Central Plant, HVAC controls, and automated lighting systems.
