About the position

The Tenant Improvement Project Manager is responsible for overseeing the budgetary functions of construction projects within their designated property or region. This role requires independent decision-making regarding budget management, expenses, and revenue without the need for oversight from upper management. The Project Manager will be involved in various aspects of tenant construction, including reviewing lease language, managing design and construction teams, and ensuring timely project completion. The position encompasses a wide range of responsibilities, from pre-development through to construction and turnover, ensuring that all phases of the project are executed efficiently and effectively. In this role, the Project Manager will coordinate design elements, project scopes, and constructability while considering economic factors based on project parameters, which include requirements from KRG departments, tenant specifications, and municipal regulations. The Project Manager will create bid packages, solicit proposals from contractors, and analyze these proposals for scope and cost. Negotiation and management of construction contracts are also key responsibilities, along with monitoring project costs and schedules to ensure adherence to budgetary constraints. The Project Manager will be tasked with analyzing and reporting on project costs internally, communicating with tenants throughout the project lifecycle, and negotiating contract changes with contractors and vendors. Additionally, the role involves managing the turnover of projects from construction to property management, ensuring smooth transitions and effective communication between departments such as leasing, development, and finance. The Project Manager will also be responsible for attending budget meetings, organizing tools for leasing agents, and coordinating with jurisdictional agencies to secure necessary permit approvals. Overall, this position requires a strong understanding of construction processes, excellent communication skills, and the ability to manage multiple projects simultaneously.

Responsibilities

  • Manage all phases of construction projects from pre-development to construction to turnover.
  • Coordinate design, project scopes, constructability, and economics based on project parameters.
  • Create bid packages, solicit proposals from contractors, and analyze proposals for scope and cost.
  • Negotiate and manage construction contracts.
  • Monitor project costs and schedules, analyzing and reporting on project costs internally.
  • Coordinate with municipalities on all phases of the project life cycle, including permits and inspections.
  • Communicate and negotiate with tenants before, during, and after the project lifecycle.
  • Negotiate and administer contract changes to contractors and vendors.
  • Manage turnover of projects from construction to property management.
  • Manage reporting and communication between departments such as leasing, development, and finance.
  • Attend and report in REC and monthly projected openings budget meetings.
  • Organize and provide necessary tools to aid leasing agents in gaining proposed tenants.
  • Manage an internal project team and overall project as DRI.
  • Coordinate with jurisdictional agencies to obtain permit approvals.
  • Prepare and manage project schedules to meet lease deadlines.
  • Review and approve construction drawings for both Kite work and tenant work.
  • Develop and maintain project budgets.
  • Review, approve, and process Tenant Improvement Allowance Requests.
  • Maintain Plan Data and educate Kite employees on using the system.
  • Create and update KRG reporting programs and project-specific requirements/status.

Requirements

  • Bachelor's degree (B.A./B.S.) from a four-year college or university, preferably in a related field.
  • 1 to 3 years of related experience and/or training, or equivalent combination of education and experience.
  • Knowledge about construction and ability to read and interpret engineering and architectural plans.
  • Strong verbal communication skills to interact with in-house and outside consultants and tenants.
  • Valid driver's license for transportation to site visits.
