The Senior Real Estate Transaction Manager (Sr. TM) at WWRGD plays a pivotal role in managing a diverse portfolio of approximately 700 leases, with plans to expand by an additional 150 leases annually across various formats including Whole Foods, Amazon Fresh, Amazon Go, and others. This position operates in a fast-paced and collaborative environment, where the Sr. TM is responsible for supporting Real Estate Managers in the ongoing management of projects. The role requires working closely with business leaders to execute both short and long-term strategies, ensuring that business needs are met in a timely manner while facilitating a smooth transition of projects through the development lifecycle. The Sr. TM is expected to demonstrate a strong bias for action, managing a high volume of large and complex real estate transactions. This includes the acquisition of leasehold or fee simple ownership interests in buildings. The role involves partnering with various internal teams such as Store Design, Store Development, Legal, Finance, and Operations, as well as external stakeholders, to ensure the timely delivery of stores. The Sr. TM must operate independently, innovating and implementing processes to ensure that the entire cycle from site identification to deal execution and turnover is completed efficiently and consistently. Effective communication is crucial in this role, as the Sr. TM must convey expectations, requirements, and the status of deals to key business partners. The position requires managing a variety of initiatives and projects across different formats, thriving in ambiguity, and being a strong problem solver. Building relationships with landlords, brokers, and other external partners is essential, as is negotiating contracts, leases, and development agreements. The Sr. TM is also responsible for developing and implementing process improvements to streamline the transaction delivery system in collaboration with the PMO team. Additionally, the Sr. TM will establish relationships with municipal, state, and regulatory jurisdictions, as well as developers and their consultants. They must synthesize complex issues and communicate effectively to various audiences, including senior management and public officials. A successful Sr. TM will have a proven track record of delivering high-quality projects in an environment where speed, flexibility, frugality, and a heavy workload are the norms. Fluency in complex real estate development issues, including land use planning, entitlements, and permitting, is also required.
