About the position

As a CBRE Transaction Manager, you will provide ongoing management of real estate transaction activities for a defined portfolio of commercial properties. This role will focus on dispositions including terminations, subleases, buyouts, and other related activities. You will be part of the Brokerage job family, where brokers are responsible for the buying, selling, and leasing of industrial, office, retail, and other commercial properties on behalf of clients for occupation. Your primary responsibility will be to implement real estate plans that align with the client's strategic goals, assisting with project initiation, scope definition, and prioritization of assignments while adhering to client-driven priorities and commitments. In this role, you will act as both a landlord or seller agent and a tenant or buyer agent, effectively negotiating business terms and conditions. You will coordinate the negotiation of sales through a field broker, which includes negotiating leases and lease amendments, monitoring lease expirations, and negotiating lease renewals. Additionally, you will be responsible for locating and acquiring new properties to meet client requirements and timelines, as well as disposing of surplus space through subleasing, sales, and early lease terminations. You will need to understand how to review, evaluate, and interpret financial analysis templates, closely track transaction and project activity, and record all savings results achieved. Preparing reports and making presentations to relevant parties will also be part of your duties. Maintaining a real estate project tracking system to ensure timely transaction completion is crucial, as is the ability to improve and change existing methods, processes, and standards while recognizing the broader impact across the department. You will lead by example, modeling behaviors consistent with CBRE's RISE values, and influence parties of shared interests to reach agreements. Identifying, troubleshooting, and resolving day-to-day and moderately complex issues will be essential to your success in this role.

Requirements

  • Bachelor's Degree preferred with 3-5 years of relevant experience; a combination of experience and education will be considered in lieu of a degree.
  • Experience with dispositions including terminations, subleases, buyouts, etc. is highly desired; healthcare transactions experience is a plus.
  • Real Estate salesperson license required.
  • Ability to guide the exchange of sensitive, complicated, and difficult information.
  • Leadership skills to motivate team impact on quality, efficiency, and effectiveness.
  • In-depth knowledge of Microsoft Office products including Word, Excel, and Outlook.
  • Extensive organizational skills with a strong inquisitive approach.
  • Sophisticated math skills, including the ability to calculate mildly complex figures such as percentages and fractions.
