About the position

The Vice President of Forward Planning and Entitlements is responsible for overseeing all processes related to strategic forward planning for land acquisitions, feasibility assessments, entitlement processes, and the delivery of finished lots to the Houston Division. This role involves managing teams, coordinating with various departments, and ensuring that projects are completed on time and within budget.

Responsibilities

  • Manage the Land Acquisition Analyst(s) and Project Manager(s) to perform necessary Land Acquisition Functions including Proforma Analysis, Market Research, and Comparable Sales studies.
  • Perform preliminary due diligence and underwriting to determine the viability of each deal.
  • Review all Letters of Intent (LOIs) and contracts, working with legal to address issues during the contract and feasibility process.
  • Coordinate with necessary departments to determine product, pricing, spec levels, design, and site planning.
  • Supervise the preparation of acquisition feasibility packages, including product recommendations and risk mitigation measures.
  • Manage all entitlements personnel and entitlement projects throughout the process.
  • Coordinate consultants' hiring and daily management for due diligence, land development, entitlement, and CD approval processes.
  • Ensure timely payment of consultant fees and accurate project budgets, keeping entitlement projects within budget.
  • Strategically manage the Land Pipeline for current and future deals, completing monthly/quarterly land reports to the corporate office.
  • Oversee and manage the schedule and execution of New Community openings at the completion of development.

Requirements

  • A Bachelor's degree in Business or a related field or an equivalent combination of education and experience is required.
  • Minimum 5 years of experience in residential land acquisitions and entitlements.
  • Experience in land acquisitions and entitlements, planning, and development is essential.
  • In-depth knowledge of the land market is required.
  • Strong communication skills, both written and verbal, are necessary.
  • Attention to detail and a proactive approach are important.
  • Ability to read, analyze, and interpret financial reports and legal documents.

  • Experience with publicly traded home builders is preferred.
