About the position

We are seeking a dynamic and results-oriented Vice President of Operations to lead our property management operations team at LUMA Residential. This role is pivotal in overseeing all aspects of property operations, including financial performance, occupancy, team development, and compliance. The Vice President will drive strategic initiatives to achieve company goals and objectives while fostering a culture of excellence within the organization. This position is designed for a leader who can develop high-performing property management teams to maximize asset value and deliver exceptional resident experiences. The ideal candidate will exhibit strong leadership skills, guiding the team to excel in its mission, which is to deliver an edge at every stage of the employee, resident, investor, and property lifecycle. In this role, you will be responsible for implementing and maintaining company policies and procedures, ensuring compliance with legal and regulatory requirements, and fostering a culture of exceptional resident service. You will also oversee property financial performance and asset management, ensuring that the company meets its financial goals. The Vice President of Operations will play a crucial role in recruiting, training, and developing property management teams, utilizing effective coaching and mentoring techniques to enhance team performance. Responsibilities

  • Lead and develop high-performing property management teams to maximize asset value and deliver exceptional resident experiences.
  • Oversee all aspects of property operations, including financial performance, occupancy, team development, and compliance.
  • Drive strategic initiatives to achieve company goals and objectives while fostering a culture of excellence.
  • Exhibit leadership for the team to excel in its mission, which is to deliver an edge at every stage of the employee, resident, investor, and property lifecycle.
  • Recruit, train, and develop property management teams by demonstrating effective coaching and mentoring techniques.
  • Oversee property financial performance and asset management.
  • Implement and maintain company policies and procedures.
  • Ensure compliance with legal and regulatory requirements.
  • Foster a culture of exceptional resident service.

Requirements

  • Minimum five (5) years property management experience, including a minimum of two (2) years on-site experience and two (2) years in a regional supervisory role.
  • Strong business acumen and a deep understanding of the real estate industry, with a record of success in achieving financial goals.
  • Experience in building high-performing teams and ensuring operational efficiency.
  • Experience with renovation, job costing, and working with construction management teams.
  • Excellent communication, organizational, and problem-solving skills.
  • Proficiency with Microsoft Office software, including Teams.
  • Yardi software experience strongly preferred.
  • Financial analysis and reporting expertise.
  • Proven ability to drive results and meet performance metrics.
  • Reliable transportation, current automobile insurance, and valid driver's license required.
  • Bachelor's degree preferred; real estate license or CPM designation is a plus.
