About the position

The Vice President of Real Estate and Construction at Gosh Enterprises is a pivotal role that encompasses both strategic oversight and operational execution in the development of the company's restaurant brands. This position is responsible for leading market development initiatives to achieve the Annual Operating Plan (AOP) and Long Range Plan (LRP), which includes comprehensive market planning, consulting, negotiating, and approving all corporate deals. The VP will spearhead the development of restaurants, requiring a dedicated resource and increased cross-functional engagement with various departments such as Restaurant Services, Design, Recruiting, IT, and Finance to ensure successful project completion. In addition to market development, the VP will drive the execution of BIBIBOP's market plan, focusing on targeted growth through effective prioritization and asset strategy. This role involves overseeing the timeline and completion of real estate and reinvestment transactions, acting as the primary liaison between field operations and corporate headquarters. Compliance with all related processes and policies in BIBIBOP's development activities is also a critical responsibility. On the construction side, the VP will supervise the construction leadership in planning and development, ensuring that new store openings and remodels are completed on time and within budget. This includes managing the construction lifecycle, implementing process improvements, and optimizing costs and speed of construction projects without compromising brand integrity. The VP will also coordinate pre-construction planning with design teams and construction managers, manage deadlines for all construction projects, and develop a network of regional contractors and design partners with clear performance metrics. The role requires strong partnerships with brand partners and C-suite executives to align on business objectives and maintain brand standards. Cross-functional collaboration with architects, design, real estate, and operations teams is essential for providing insight and direction on growth-related decisions. The VP will also focus on continuous improvement within the team, fostering open communication and education, while building relationships with internal and external stakeholders to ensure effective collaboration. Strategic planning with executive leadership will be necessary to develop long-term plans for growth and development in construction, while also implementing new field programs in partnership with support center leaders.

Responsibilities

  • Collaborate with operations directors to maintain consistency across regions.
  • Build and develop teams that support company culture and uphold brand standards.

Requirements

  • Demonstrated knowledge in market planning and implementation for various restaurant/retail locations, including site selection and trade area analysis.
  • Experience in real estate contract negotiation, construction management, facilities management, and asset strategy.
  • Minimum 10 years of experience in a corporate real estate environment and 5 years leading team efforts.
  • Proven track record in leading field-based teams and driving results through creative thinking and problem solving.
  • Extensive knowledge of fast-paced real estate development processes, including broker management and negotiation.
  • Ability to source appropriate resources for effective site selection using real estate models and software.
  • Proficiency in MS Office, particularly advanced Excel and PowerPoint skills; knowledge of GIS analytics and Oracle is a plus.
  • Strong influence and negotiation skills with the ability to communicate effectively with Senior Leadership.
  • Excellent presentation skills and ability to make credible recommendations on site selection.
