About the position

The Real Estate & Customer Experience Regional VP will be key in driving change across the Central Region market(s). This role will be responsible for successful execution of all initiatives focused on Customer Centricity, Culture-People-Talent, and Creativity-Innovation-Data (the Prologis 3 C's) and will lead the effort in achieving results focused on those company strategies. The VP will serve as a strategic collaborator to Operations Head, Market Officers, and Real Estate & Customer Experience Teams (Property Management). This position requires providing strategic vision, guidance, and leadership to the Real Estate & Customer Experience Teams across several markets. The VP will deploy the company's customer centricity strategies, strengthening and building internal capabilities to respond to evolving customer expectations. They will manage and drive new initiatives across markets, including change management, planning, execution, and monitoring progress. Collaboration between regions is essential to ensure standardization and consistency of best practices across the entirety of the platform. The role also involves analyzing portfolio performance to maximize income and reduce expenses, overseeing the property improvement budget, and managing the property management budget process. Additionally, the VP will partner with the Centralized Accounts Receivable team to oversee and manage accounts receivable for the market(s). Mentoring, developing, and coaching a team of Property Managers and Maintenance Technicians within the region is crucial, ensuring that their goals align with driving the overall success of the portfolio. The VP will directly lead and manage a large property management team within the region, fostering a culture of excellence and accountability.

Responsibilities

  • Strategic collaborator to Operations Head, Market Officers, and Real Estate & Customer Experience Teams (Property Management).
  • Provide strategic vision, guidance, and leadership to the Real Estate & Customer Experience Teams across several markets.
  • Deploy the company's customer centricity strategies - strengthening and building internal capabilities to respond to evolving customer expectations.
  • Manage and drive new initiatives across markets: change management, planning, execution, and monitoring progress.
  • Collaborate between regions to ensure standardization and consistency of best practices across the entirety of the platform.
  • Analyze portfolio performance, work to maximize income and reduce expenses to maximize NOI.
  • Oversee the property improvement budget which includes project planning, expense control, and implementation.
  • Oversee Property Management budget process: review and finalize all property level budgets.
  • Partner with our Centralized Accounts Receivable team to oversee and manage AR for the market(s).
  • Mentor, develop, and coach team of Property Managers and Maintenance Technicians within region, while ensuring goals are aligned to drive the overall success of the portfolio.
  • Directly lead and manage a large property management team within the region.

Requirements

  • Minimum 10 years of relevant experience in property management, leasing, or other customer-facing real estate roles or equivalent combination of experience and education.
  • Strong leadership skills including recruiting, motivating, coaching, and developing strong talent and teams.
  • Proven ability to influence and positively adapt to change.
  • Ability to work independently and collaborate with other teams.
  • Exceptional problem solving and analytical skills.
  • Exceptional interpersonal communication skills possessing a startup mentality.
  • Strong knowledge around industry leading property management systems and operating procedures.
  • Possess strong knowledge of all internal PM accounting and systems related processes.
